Cats are welcome! Maximum two cats per apartment. Pets
must be registered with Lake County & The Village of Buffalo Grove. No
dogs are allowed.
Application approval is based on a satisfactory rating.
Areas considered in the approval process include credit history, previous
residency, employment tenure and household income. See application qualifications
for details.
To Reserve an Apartment:

Qualifications
Occupancy Requirements:
1 Bedroom = up to and not to exceed 2 individuals
2 Bedroom = up to and not to exceed 4 individuals
2 Bedroom/den = up to and not to exceed 5 individuals
- The Wheatlands requires all leaseholders to be 21 years of age.
- The Wheatlands requires a positive rental history for the past 2
years.
- In a roommate situation each roommate must qualify for the apartment
and be a leaseholder.
- The Wheatlands does not allow co-signers.
Income Requirements:
Individuals:
Gross monthly income must be equivalent to at least three times the
monthly rent.
Example: Rent for a 1 Bedroom is $1140

Credit Requirements
The Wheatlands uses an applicant screening service that checks all
publicly available data on each applicant and models the applicants
ability to make rental payments. This process, known as credit scoring,
is used today in many industries – mortgages, car loans & credit card
approvals. This process is applied consistently leaving no room for
subjectivity in the applicant screening process. **Please note that
if an applicant does not have a valid social security number, then
they will need to put down an additional $500 security deposit.
Credit Scores are as follows:
Accept- Accept the application with a security deposit of

- Criminal History Policy- Declined if applicant has a felony

All approvals are based on proper proof of identification provided
to the office.
